Historically, the size of the office portfolio has fluctuated depending on the economic cycle and demand for office space. In the early 1980s, Lutz developed several office properties from the ground up. In the mid-1980s, the company acquired single-tenant office buildings directly from corporate users (i.e., Bechtel and American Motors) and successfully transformed the properties into multi-tenant buildings. During the past 24 months, Lutz has aggressively purchased multi-tenant office buildings in stable growth markets such as Tampa, St. Petersburg and Raleigh.
