Lutz originally implemented a strategy of acquiring and updating medical office buildings that were in close proximity to major hospitals. This strategy was the key to its success since physicians are highly sensitive to the travel time required to care for patients at their office and at the hospital. As the needs of its medical office tenants evolved, Lutz built on its existing relationships to develop ground-up facilities in select suburban locations. These facilities focused on satisfying evolving needs of medical tenants which included above standard electrical and mechanical requirements to service state-of-the-art equipment, premium quality appointments and a patient-friendly environment with ample parking close to building entrances. Typically, the length of occupancy for medical office users far exceeds general office tenants, thereby minimizing risks, reducing turnover costs, and increasing a property's cash flow.
